Title: Static Maintenance Engineer – Canada Water

Purpose of role

- As a maintenance operative, you will be responsible for undertaking both planned and reactive maintenance. The role's purpose is to carry out daily maintenance tasks supporting the Contract, Supervisor, or Management, ensuring the client's assets are maintained in a safe, efficient, and functional condition.

- You should be well-organized, able to work to timescales, respond to emergencies, and work effectively both independently and as part of a team.

Key Responsibilities and Accountabilities

• Maintain and repair the client's mechanical and electrical systems and associated components.
• Review and monitor subcontractor performance during site visits for specialist services or repairs.
• Ensure a safe and healthy workplace environment.
• Complete simPRO / instruction sets, annotating each step with a photograph upon completion of planned maintenance.
• Keep logbooks up-to-date for electrical, mechanical, and water systems, including health and safety documentation.
• Report to TSM and Management any issues preventing the completion of statutory planned maintenance.
• Maintain comfortable environmental conditions via HVAC systems.
• Respond to reactive repairs, fault finding, and respond to BMS alarms, utilizing the system for diagnostics.
• Highlight hazards encountered during maintenance to TSM and Management.
• Understand and operate all plant and services, including startup, shutdown, checks, changeovers, and fault finding.
• Conduct regular walk-rounds to ensure plant rooms are clean, safe, and operational according to specifications.
• Communicate effectively with clients and end-users, maintaining professional relations.
• Perform maintenance, repairs, and small installations as directed.
• Maintain records related to Health & Safety, building compliance, and Quality Assurance, such as test and service reports.
• Develop good team relationships and keep supervisors informed of work progress.
• Communicate the impact of activities on client assets and share knowledge for safe operations.
• Immediately report hazards or safety issues to TSM and Contract Manager.
• Isolate and secure pressure systems when necessary.
• Work overtime as required, including evenings, weekends, and holidays, with no guarantee of regular hours.
• Perform any other duties as required by the Contract, Supervisor, or Management.

Knowledge/Skills/Experience

• City & Guilds Level III or equivalent in Electrical discipline (essential).
• City & Guilds Level III or equivalent in Mechanical discipline (essential).
• Completed 18th Edition I.E.E (essential).
• City & Guilds BS 2391 Level 3 Electrical Inspection & Testing (desirable).
• IOSH Working Safely (desirable).
• PASMA and IPAF 1b/3a/3b (desirable).
• Good understanding of Electricity at Work regulations and safe practices (essential).
• Hot water systems training (desirable).
• Experience with BMS, generators, controls, lighting, plumbing, drainage, ventilation, ACOPS L8, and cooling towers (desirable).
• High Voltage systems knowledge and certification (desirable).
• Experience with maintenance, testing, and fault finding on equipment like boilers, pumps, generators, switchgear, cables, batteries, lighting, etc. (desirable).
