This opportunity provides reliability engineering support for operations and maintenance of buildings, infrastructure, and equipment assets. The Reliability Engineer is responsible for implementing a strategic asset management plan to integrate the client’s existing systems including building automation, energy management, maintenance programs and a life-cycle asset management approach. It involves developing analysis methods to determine the reliability of components, equipment, and processes in accordance with JLL’s enhanced Reliability & Asset Management program. It also includes acquiring and analyzing data from connected systems and continually improving maintenance program strategy to meet outcomes-based performance measures.

Responsibilities

  • Recognizes that assignments are broad in nature and require originality and ingenuity to complete, with considerable latitude for un-reviewed actions or decisions.
  • Work under general direction of the account Engineering platform for instruction in deploying the client’s strategic asset management plan with matrix reporting to the client lead engineer (FM).
  • Data gathering from assets as identified at site level.
  • Integrate data, automated fault detection diagnostic engines, maintenance programs, and capital planning processes to develop life‑cycle analyses and recommendations for repair vs. replacement decisions.
  • Support all efforts in the execution of site level Asset Management & Reliability programs and processes to increase machine/facility system reliability and compliance.
  • Conduct program and system/equipment audits on a periodic basis, focusing on safety, regulatory compliance, maintenance effectiveness, cost savings, and energy conservation.
  • Support JLL operational compliance program and follow company safety and health guidelines and other company policies.
  • Coordinate the use of other engineers, technicians, and third‑party resources to accomplish asset Management & Reliability improvements for maintenance and projects.
  • Equipment preventive maintenance (PM) task creation and management for continuous improvement and PM optimization.
  • Rank the criticality of assets under their care (typically using Reliability Centered Maintenance approaches) and define proactive maintenance that is cost‑beneficial to the business.
  • Create and conduct reliability studies and interpret drawings and schematics.
  • Investigate new technologies for reliability improvements.
  • Consider the impact of costs on recommended action plans for avoiding/correcting problems during design or remedial action; perform root cause failure analysis to help prevent failures.
  • Facilitate/support operational event and equipment failure investigations to ensure root cause and corrective actions are identified and followed up as applicable.
  • Condition-based Maintenance
  • Understanding of moving and rotating equipment (pumps, motors, gearboxes, conveyors, etc.) from an operations and maintenance perspective, mechanically and electrically.
  • Experience with predictive maintenance technologies including vibration analysis, oil analysis, infrared thermography, ultrasound, and motor current analysis.
  • Plan and perform engineering operations, monitor operations center systems, implement RCM programs, conduct root cause failure analyses, incorporate condition-based maintenance (CbM) and predictive testing/inspection (PT&I) technologies, and assess equipment condition.
  • Experience with Root Cause Analysis, Equipment Criticality Ranking, PM/PdM optimization, Defect Elimination, and/or Failure Modes and Effects Analysis.
  • Workflow Management: Maintain complete and accurate records/plans within a computerized maintenance management system (CMMS) related to equipment, specifications data, BOM, failure history, etc.
  • Develop and maintain CAR data within the CMMS system.
  • Ensure appropriate Maintenance and Reliability metrics are in place site-wide (planned/unplanned work, planning/scheduling metrics, cost metrics, MTBF, replacement asset value, etc.).
  • Ensure equipment history is maintained and analyzed for future trends.
  • Actively collaborate with Maintenance and Planning groups.
  • Capital Asset Renewal/Capital Planning: Execute multi-discipline facility condition assessments across various locations within the portfolio.
  • Inspect and document asset and field conditions to evaluate remaining useful life; document findings in detailed written reports and database formats.
  • Compile and prioritize portfolio-wide findings for client capital planning and lifecycle asset management programs.
  • Support commissioning activities for upgrades, renovations, and construction projects, including PM job plans, reviews for maintainability, critical spares, and documentation.
  • Performs other work as assigned.

Qualifications

  • BS in an Engineering discipline, mechanical or electrical preferred.
  • Five to 10 years of experience implementing asset management programs, operating building automation and energy management systems, and thorough understanding of asset management, data analytics, and capital planning approaches.
  • Experience with building automation systems and automated fault detection & diagnostics with integration of connected systems.
  • Experience in critical/regulated environments preferred.
  • Extensive knowledge of mechanical, electrical, plumbing and fire suppression systems.
  • Extensive knowledge of commercial, critical, commercial office facility types required.
  • Ability to use a variety of Computerized Maintenance Management Systems and IT tools.
  • Skills: Proven ability to read, comprehend and apply information from technical manuals and other reference materials.
  • Ability to make informed recommendations when data sets are incomplete; balance multiple stakeholder requirements.
  • Able to interpret how organizational goals translate into service or departmental activity.
  • Strong Microsoft Excel skills and ability to manipulate large data sets; strong interpersonal skills and collaborative approach.
  • Energetic, self-aware, and committed to development; self-starter with flexible, open-minded approach; drive to go beyond.
  • Systematic approach with high attention to detail; ability to work without direct supervision; embraces change and develops innovative solutions.
